Compare customers, buying occasions, rent and site requirements before committing to a location.
Start with the customer
Visit the area at different times. Write down who passes, who stops, what they buy and the prices they pay. A busy route can still have very few people willing to stop.
Compare the full site cost
Ask for the rent, deposits, service charges, utility arrangements and required works in writing. Include restrictions on operating hours, signage, deliveries and storage.
Observe quieter periods
Check weekdays and weekends. For school areas, ask how holidays affect demand. For offices, look beyond the lunch rush. Do not build the budget around the best hour you observed.
Bring a site brief
Prepare the address, photos taken with permission, approximate usable space, proposed rent, utility access and observations. Ask Mang Juan to confirm whether the concept can operate within the actual site requirements.
